FERRYSBURG — A 16-unit housing development in Spring Lake Township is going to break ground within weeks.

The Stillwater Condominiums consist of four buildings, each with four three-bedroom units, and will be built on an 8-acre parcel next door to the Ferrysburg City Hall, 17520 Ridge Ave. 

Two of the units will occupy Ridge Avenue and two will face Roosevelt Road, confirmed City Manager Craig Bessinger.

He said the groundbreaking is expected to begin on July 1, and the units will address a growing demand for affordable housing in the area.

The 16-unit residential development will be  “income-qualified” units and will be developed by Stillwater Capital LLC.  The land is currently vacant, wooded, and has some wetlands.

Because four units will be income-qualified, the development is eligible to use Brownfield Housing Tax Increment Financing, Bessinger said.

That means once it’s developed, the property value goes up, so the difference between the base value and the new value is going to be captured from the taxing units and that will be paid back to the developer.

The units will be considered condos and will be for sale individually. The income-qualified units will be sold at a price lower than the market value.
